We're based in Eltham and build across the eastern, north-eastern and south-eastern suburbs. Sloping blocks, protected trees, overlays and bushfire areas are part of everyday work here, and we plan for them from the first visit.

What we plan for here

Sloping blocks

Many blocks in the east fall away steeply. Slope affects the slab or footing design, retaining walls, drainage, access for machinery and, in the end, cost. We assess it early and cost it from the start.

Bushfire prone areas

Parts of the outer east are designated bushfire prone areas. A Bushfire Attack Level (BAL) assessment then sets construction requirements for windows, cladding, decking and more. We check your property's status early so the design and price allow for it. On our Mitcham home on Quarry Road, next to a bushland reserve, the BAL rating shaped what we could use on the outside of the house.

Overlays and protected trees

Depending on the council, your property may sit under a vegetation, landscape, heritage or neighbourhood character overlay, and many councils protect significant trees. These shape what you can build and whether you need a planning permit. We check them in Build Ready, before design goes too far.

Soil

Soil can change from one block to the next. A soil test sets the slab and footing design, and it's one of the documents we need for your fixed price.
