Mornington Peninsula
Building on the Mornington Peninsula.
We've built Peninsula homes designed for big families, big views and coastal conditions. Building near the coast brings its own rules, and we plan for them from the first visit.
Including Somers, Safety Beach and surrounds.

What we plan for here
Coastal exposure
Salt air is hard on buildings. Close to the coast, materials and fixings need to suit the exposure, from roofing and flashings to windows and balustrades. We specify for it so your home lasts. On our Safety Beach home, that meant coastal-grade materials and fixings throughout, from the switchboard enclosure, hinges and screws to the external render. Many take extra time to source, so we build that into the program from the start.
Bushfire prone areas
Large parts of the Peninsula are designated bushfire prone areas, and some properties also sit under a Bushfire Management Overlay. Your Bushfire Attack Level (BAL) shapes the design and the cost, so we check it early.
Overlays
Peninsula properties often sit under landscape, vegetation, design and development or erosion management overlays. These affect height, siting, materials and tree removal, and may mean a planning permit is needed. We check them in Build Ready.
Wind, soil and services
Exposed sites can carry higher wind ratings, coastal soils vary, and some properties aren't on sewer. Each one affects the design and the price, and each one is checked before you get a fixed price.
