Our process

Build Ready. A real number before you commit.

Most building problems start before construction does. Build Ready is our planning stage. It gets you from a first conversation to a fixed price, with the risks found and written down before you sign.

The stages

QBE, Quality Build Estimate
A real number in 7 days
FQE, Full Quantity Estimate
Your fixed price, 4 to 6 weeks from complete documents
  1. 01Intro callAbout 20 minutes

We talk through your block, your brief, your budget and your timing. If we're not the right builder for it, we'll tell you straight.

  2. 02Discovery meetingIn person

We meet in person to go through your brief, your block and your budget in more detail, and talk through what's possible.

  3. 03QBE (Quality Build Estimate): a real number in 7 daysWithin 7 days

Your QBE is a costed estimate for your project, based on your brief, your block and the drawings so far. It's a real figure to plan around, so you can decide before you spend big on design.

  4. 04Design, documents and costing roundsWith our trusted design partners

We work with one of our trusted design partners (or your own designer) and consultants while final drawings, engineering, soil and energy reports are completed. We re-cost as the design develops, so the number stays real.

For knockdown rebuilds and new homes, site risks that can't be tested are listed as a provisional sum, then locked into the fixed price by costing round 3. For renovations, unknowns are investigated here, and anything genuinely unforeseeable is shown to you in writing before work proceeds.

  5. 05FQE (Full Quantity Estimate): your fixed price4 to 6 weeks from complete documents

Once we have complete documents (final drawings, engineering, soil and energy reports), your FQE comes within 4 to 6 weeks. On knockdown rebuilds and new homes, it's a fixed price with no builder variations.

  6. 06Contract and constructionTimeframe set in your contract

You follow progress, documents and decisions in your own client portal, and questions get a reply within one business day. If you want to change something, you can, through a formal variation, so you always see the cost before you agree.

  7. 07Handover and aftercareYour keys, then checks at 30 days, 90 days and 12 months

We walk you through the finished home and hand over everything you need to look after it.

We come back for complimentary checks at 30 days, 90 days and 12 months after handover. If you'd like ongoing help after that, an optional aftercare programme is available.

New homes and knockdown rebuilds

Fixed price. No builder variations.

Site risks that can't be tested before you sign are listed as a provisional sum, then locked into the fixed price by costing round 3. If you want to change something yourself, you still can, through a formal variation.

Extensions and renovations

Unknowns found first.

An existing home always has things you can't see. We investigate them in Build Ready, and anything genuinely unforeseeable is shown to you in writing, with the cost, before work proceeds.

FAQs

Common questions

Is there a cost for Build Ready?

Build Ready is a paid planning stage, because it involves real work: site investigation, costing rounds and coordination with your designer. We'll explain exactly what's included on your call.

What's the difference between the QBE and the FQE?

The QBE (Quality Build Estimate) is your first costed estimate, back within 7 days, so you can decide early. The FQE (Full Quantity Estimate) is fully measured and priced from your complete documents, and becomes your fixed price. It takes 4 to 6 weeks.

What documents do you need for the FQE?

Final drawings, engineering, a soil report and an energy report. Your designer and consultants prepare these, and we keep the process moving.
