Extension & renovation

Extensions and renovations, with the unknowns found first.

Renovating an existing home means working with what's behind the walls. We investigate before we price, show you anything genuinely unforeseeable in writing before work goes ahead, and keep you informed the whole way.

Open-plan living and kitchen in the Glen Huntly extension, with a raked ceiling and wide glazing

Unknowns investigated up front.

In Build Ready we look into the structure, services and site before we price, so the number is built on what's really there.

Nothing unexpected goes ahead without you.

If something genuinely unforeseeable turns up once walls are opened, we show it to you in writing, with the cost, before any work proceeds.

You'll always know where your build is at.

Your own client portal shows progress, documents and decisions. Questions get a reply within one business day.

Renovating properly takes planning

The biggest risk in a renovation is what you can’t see. That’s why every extension and renovation we take on runs through Build Ready first: we investigate the structure, the services and the site, cost the design as it develops, and write down anything that can’t be known until work starts.

What you can expect

  • A real number in 7 days. Your QBE gives you a costed figure to plan around.
  • Unknowns investigated before we price. Not discovered halfway through.
  • Anything unforeseeable shown in writing first. With the cost, before work proceeds.
  • One point of contact and a client portal. So you always know what’s happening and what’s next.

What our clients say

Chris & the team at Primebuilt completed a major renovation for our family in Mitcham 2019/2020. The experience from start to finish was first class backed by a quality finish to the Hamptons double story themed home. Honest and reliable building company that delivers!!

Highly recommended. Could not be happier with the overall experience and finish to our house. The whole team was a pleasure to deal with. 10/10 👍

Alex Sowersby★★★★★ · Google, Oct 2022

I couldn't be happier with the end result of my build. Although building through Covid my project was delivered in a timely manner and to a high standard. From demolition to handover Chris and his team were fabulous to deal with and were in constant contact to ask for my input or to work out a solution for one of the inevitable issues that crop up during the building process. I always felt at ease to raise an issue knowing I would be listened too. I have received nothing but positive comments from all who have seen these homes including a building inspector and several real estate agents. I would srongly recommend anyone thinking of building or doing an extension/ renovation give Primebuilt Constructions a call.

How we get you to a fixed price

Tap a stage to see what happens.

  1. 01Intro callAbout 20 minutes

We talk through your block, your brief, your budget and your timing. If we're not the right builder for it, we'll tell you straight.

  2. 02Discovery meetingIn person

We meet in person to go through your brief, your block and your budget in more detail, and talk through what's possible.

  3. 03QBE (Quality Build Estimate): a real number in 7 daysWithin 7 days

Your QBE is a costed estimate for your project, based on your brief, your block and the drawings so far. It's a real figure to plan around, so you can decide before you spend big on design.

  4. 04Design, documents and costing roundsWith our trusted design partners

We work with one of our trusted design partners (or your own designer) and consultants while final drawings, engineering, soil and energy reports are completed. We re-cost as the design develops, so the number stays real.

For knockdown rebuilds and new homes, site risks that can't be tested are listed as a provisional sum, then locked into the fixed price by costing round 3. For renovations, unknowns are investigated here, and anything genuinely unforeseeable is shown to you in writing before work proceeds.

  5. 05FQE (Full Quantity Estimate): your fixed price4 to 6 weeks from complete documents

Once we have complete documents (final drawings, engineering, soil and energy reports), your FQE comes within 4 to 6 weeks. On knockdown rebuilds and new homes, it's a fixed price with no builder variations.

  6. 06Contract and constructionTimeframe set in your contract

You follow progress, documents and decisions in your own client portal, and questions get a reply within one business day. If you want to change something, you can, through a formal variation, so you always see the cost before you agree.

  7. 07Handover and aftercareYour keys, then checks at 30 days, 90 days and 12 months

We walk you through the finished home and hand over everything you need to look after it.

We come back for complimentary checks at 30 days, 90 days and 12 months after handover. If you'd like ongoing help after that, an optional aftercare programme is available.

FAQs

Common questions

Will there be variations on my renovation?

With an existing home, some things can't be known until walls and floors are opened. We investigate as much as we can in Build Ready so the price reflects what's really there. If something genuinely unforeseeable comes up, we show you in writing, with the cost, before any work goes ahead. Changes you ask for go through a formal variation, so you always see the cost first.

Can we live in the house during the renovation?

No. For major extensions and renovations, we ask clients to move out while we build. It's safer for your family, and it lets us work faster and keep the site in order. We'll talk through timing with you during Build Ready, so you can plan where you'll stay.

How long does a major extension or renovation take?

Every renovation is different, so we don't quote a standard build time. Your construction timeframe is worked out during Build Ready and written into your contract.

Can you keep the character of an older home?

Yes. Our Glen Huntly project kept the original period facade and verandah, then opened the rear into a contemporary extension.
