Knockdown rebuild

Knock down. Rebuild. Know the number before you start.

You love the street, the schools and the neighbours. The house just doesn't work any more. We plan your rebuild properly, give you a real number early, and build it at a fixed price with no builder variations.

Rear of the Wheelers Hill knockdown rebuild, with full-height glazing opening to a covered alfresco and lawn

Fixed price. No builder variations.

Site risks that can't be tested before you sign are listed as a provisional sum, then locked into the fixed price by our third costing round. If you want to change something yourself, you still can, through a formal variation.

A real number in 7 days.

Your QBE gives you a costed figure within 7 days, so you can decide with real information before you spend big on design.

You'll always know where your build is at.

Your own client portal shows progress, documents and decisions. Questions get a reply within one business day.

Why rebuild instead of renovate?

When the house needs more than a new kitchen, renovating can mean paying to work around old problems: tired structure, poor layout, cold rooms. A rebuild starts clean. You keep the location you love and get a home designed around how you live now, built to modern standards from the slab up.

How a knockdown rebuild works with us

Every rebuild runs through Build Ready, our planning stage. We check the block, the overlays and the services, bring in one of our trusted design partners (or work with your own designer), and cost the job as the design develops. By the time you sign, the price is fixed and the risks are written down.

  • Start with a call. Tell us about the block, your brief and your timing.
  • A real number in 7 days. Your QBE gives you a costed figure to plan around.
  • Design and documents. We cost as the design develops, so the number stays real.
  • Fixed price. Your FQE comes within 4 to 6 weeks of complete documents.
  • Build. You follow progress in your client portal from demolition to handover.

What our clients say

Chris & the team at Primebuilt completed a major renovation for our family in Mitcham 2019/2020. The experience from start to finish was first class backed by a quality finish to the Hamptons double story themed home. Honest and reliable building company that delivers!!

Highly recommended. Could not be happier with the overall experience and finish to our house. The whole team was a pleasure to deal with. 10/10 👍

Alex Sowersby★★★★★ · Google, Oct 2022

I couldn't be happier with the end result of my build. Although building through Covid my project was delivered in a timely manner and to a high standard. From demolition to handover Chris and his team were fabulous to deal with and were in constant contact to ask for my input or to work out a solution for one of the inevitable issues that crop up during the building process. I always felt at ease to raise an issue knowing I would be listened too. I have received nothing but positive comments from all who have seen these homes including a building inspector and several real estate agents. I would srongly recommend anyone thinking of building or doing an extension/ renovation give Primebuilt Constructions a call.

How we get you to a fixed price

Tap a stage to see what happens.

  1. 01Intro callAbout 20 minutes

We talk through your block, your brief, your budget and your timing. If we're not the right builder for it, we'll tell you straight.

  2. 02Discovery meetingIn person

We meet in person to go through your brief, your block and your budget in more detail, and talk through what's possible.

  3. 03QBE (Quality Build Estimate): a real number in 7 daysWithin 7 days

Your QBE is a costed estimate for your project, based on your brief, your block and the drawings so far. It's a real figure to plan around, so you can decide before you spend big on design.

  4. 04Design, documents and costing roundsWith our trusted design partners

We work with one of our trusted design partners (or your own designer) and consultants while final drawings, engineering, soil and energy reports are completed. We re-cost as the design develops, so the number stays real.

For knockdown rebuilds and new homes, site risks that can't be tested are listed as a provisional sum, then locked into the fixed price by costing round 3. For renovations, unknowns are investigated here, and anything genuinely unforeseeable is shown to you in writing before work proceeds.

  5. 05FQE (Full Quantity Estimate): your fixed price4 to 6 weeks from complete documents

Once we have complete documents (final drawings, engineering, soil and energy reports), your FQE comes within 4 to 6 weeks. On knockdown rebuilds and new homes, it's a fixed price with no builder variations.

  6. 06Contract and constructionTimeframe set in your contract

You follow progress, documents and decisions in your own client portal, and questions get a reply within one business day. If you want to change something, you can, through a formal variation, so you always see the cost before you agree.

We walk you through the finished home and hand over everything you need to look after it.

We come back for complimentary checks at 30 days, 90 days and 12 months after handover. If you'd like ongoing help after that, an optional aftercare programme is available.

FAQs

Common questions

What does "no builder variations" actually mean?

Once you sign, we don't come back with extra costs for things we should have picked up. Site risks that can't be tested before signing are listed as a provisional sum up front, then locked into the fixed price by our third costing round. If you decide to change something yourself, you can, through a formal variation, so you always see the cost before you agree to it.

Do I need a permit to knock down my house?

Yes. Demolishing a house in Victoria needs a building permit, and before it's issued the council must give its report and consent. That's when council checks the planning rules for your property.

If your home is in a Heritage Overlay, you'll also need a planning permit to demolish, and council can refuse it. Homes on the Victorian Heritage Register need Heritage Victoria's consent too. Other overlays and local tree protection laws can also affect what you can remove and build.

We check all of this for your address early in Build Ready, before you spend money on design.

What else is involved in knocking down a house?

Asbestos. Many older homes contain asbestos. It's identified before demolition, and anything more than a small amount must be removed by a licensed removalist, with WorkSafe notified first.

Services. Gas, electricity, water and the NBN are disconnected and made safe before work starts.

Neighbours. If the work could affect a neighbouring property, the neighbour is formally notified and protection work is agreed before demolition, as the Building Act requires.

We organise all of this as part of your build, and plan for it in Build Ready so it's in your price and your program from the start.

How long does a knockdown rebuild take?

Every home is different, so we don't quote a standard build time. Your construction timeframe is worked out during Build Ready and written into your contract.

How much does a knockdown rebuild cost?

Every block and every brief is different, so we don't publish prices. Your QBE gives you a real, costed number for your project within 7 days.

Where do you build?

Across the eastern, north-eastern and south-eastern suburbs and the Mornington Peninsula.
